Rochester gets about 102 inches of snow a year, per Current Results. Energy.gov says to apply weatherstripping around doors and windows to cut drafts. NYSERDA advises sealing air leaks and insulating the attic, basement and walls, and it offers no cost home assessments through EmPower Plus for eligible households. Check the NYSERDA site for the current rules. For spring, 13WHAM suggests checking gutters, the foundation for stains or rot, outdoor faucets, and deck and fence surfaces that need resealing.

Home management for owners and landlords

Rentals, certificates and lead rules

A Certificate of Occupancy is required for structures with rental units in Rochester, and owner occupied one and two family homes are exempt, per the City of Rochester. Rentals built before 1978 also fall under the city lead law. We repair the doors, trim and walls that cause failed checks. We do not repair roofs, furnaces or chimneys, and we tell you which trade to call.

If you manage several units, ask for one list of repairs across all of them.

Questions

Home maintenance questions

What is a home maintenance visit?

A walk through of your home with a checklist. We look for drafts, water signs and loose parts, fix small items and write down bigger ones.

When should I schedule it?

Before the first freeze in fall, and after the spring thaw. Those are the two times Rochester homes show winter damage or get ready for it.

Do you work for landlords?

Yes. We handle small repairs between tenants and the fixes that cause failed rental checks.

Do you clean gutters or fix roofs?

No. Roof work and ice dam leaks go to a roofer. We repair the ceiling after the leak is fixed.

How do I prevent ice dams?

Air seal the ceiling plane, insulate the attic and ventilate it, says Energy.gov. That is work for an insulation contractor or roofer.
